Terms of Service

These terms govern your use of Unstager (unstager.com), operated by Spark Point Studio, LLC, 2414 Atchley St, Knoxville, TN 37920 (“Unstager,” “we,” “us”). By creating an account, purchasing credits, or uploading photos, you agree to them. If you are using Unstager on behalf of a brokerage or team, you agree on its behalf too.

1. What Unstager does

Unstager uses AI models to edit real-estate photos: removing furniture and clutter, neutralizing paint colors, tidying landscaping, and similar “unstaging” edits. Every edit is checked by an automated inspector, but AI output can contain errors. You must review every image before you publish or distribute it. The studio’s compare, zoom, and redo tools exist for exactly that purpose.

2. Your responsibilities

• You own or have the right to edit every photo you upload (including any photographer license terms).
• You are responsible for how edited photos are used in listings and advertising — including compliance with your MLS rules, REALTOR® board policies, and any law governing real-estate advertising. Many MLSs require disclosure when a listing photo has been digitally altered. Disclosure is your responsibility.
• If you use the “minor repairs” option, we also deliver the unrepaired (as-is) version of each image. You are responsible for using edited photos honestly and not misrepresenting the condition of a property.
• You will not use Unstager to deceive buyers about the material condition of a property, or for any unlawful purpose.

3. Credits, plans, and refunds

• Subscriptions renew monthly and can be canceled anytime via the billing portal; unused monthly images do not roll over.
• The one-home pass is a one-time purchase valid for 60 days.
• Each processed image consumes one credit. Each image includes two free redos.
• If a result is defective, use a redo first — that is the built-in remedy. If a batch fails outright, contact us and we will re-run it or credit it back. Beyond that, purchases are non-refundable except where required by law.

4. Your photos and our outputs

• You keep all rights to the photos you upload. You own the edited outputs we deliver to you.
• You grant us the license needed to operate the service: to store, process, and edit your uploads, and to retain uploads and outputs so we can support you (re-runs, disputes, redo history) and improve the service’s quality.
• We do not sell your photos or use them in marketing without your permission.

5. Service availability

We aim to keep Unstager fast and available but do not guarantee uninterrupted service. We may modify or discontinue features. We may suspend accounts that violate these terms.

6. Disclaimer of warranties

UNSTAGER IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT ANY EDITED IMAGE IS ERROR-FREE OR SUITABLE FOR ANY PARTICULAR LISTING OR PURPOSE.

7. Limits of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW: (a) OUR TOTAL LIABILITY FOR ALL CLAIMS ARISING OUT OF OR RELATING TO THE SERVICE IS LIMITED TO THE AMOUNTS YOU PAID US IN THE TWELVE (12) MONTHS BEFORE THE CLAIM AROSE; (b) WE ARE NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST COMMISSIONS, LOST LISTINGS, OR REPUTATIONAL HARM; AND (c) WE ARE NOT LIABLE FOR CONSEQUENCES OF PUBLISHING EDITED IMAGES WITHOUT REVIEW OR WITHOUT DISCLOSURES REQUIRED BY YOUR MLS, BOARD, OR APPLICABLE LAW. SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS, SO PARTS OF THIS SECTION MAY NOT APPLY TO YOU.

8. Indemnity

You will defend and hold us harmless from claims arising out of your uploads, your use of edited images in listings or advertising, or your violation of these terms — including claims that an altered photo misrepresented a property.

9. Changes and termination

We may update these terms; material changes will be posted here with a new date, and continued use means acceptance. You may stop using the service at any time; sections 4–8 survive termination.

10. Governing law & contact

These terms are governed by the laws of the State of Tennessee, excluding its conflict-of-law rules. Questions: andy@sparkpoint.studio.
